Our one-day in-person Workshops on small scale real estate development are all about project formation. We take a big picture view of neighborhood-based development to help attendees analyze what makes a good project, how a building makes money, and how small developers interact with the broader ecosystem of professionals in the built environment. By the end of the Workshop, aspiring developers will feel more prepared to take the first steps on their own project.
Small Development Workshop participants will get an overview of incremental development: the approach, the practice, and its application to common building types and neighborhoods. Faculty will lead a hands-on site planning and pro forma exercise to lay out a building on a site by applying a sample zoning code. Participants will also leave this session with a better understanding of how to handle site challenges.

Important Notice: This is an in-person course offering in Fort Wayne, IN. All logistical details and information will be sent to all registrants prior to the Workshop start date.
This virtual Workshop is open to the public and is a prerequisite for the IDA Boot Camp.

IDA Faculty Presenters
Faculty Presenter Marques King
Faculty Presenter Marques King is a Licensed Architect, practicing Urban Designer, and small scale developer operating in Detroit, Michigan. His desire to pursue a career in the built environment was fueled by his grandparents telling tales of a Detroit once full of vibrant and sustainable neighborhoods. This would contrast starkly with the degradation and disinvestment Marques experienced growing up in the city and ultimately established his need to take an active part in rebuilding Detroit’s neighborhoods. Marques holds B.S. in Architecture and in Construction Management from Lawrence Technological University in Southfield, Michigan. He also has a Master of Architecture degree from the University of Maryland in College Park, Maryland. Throughout his career, Marques has contributed to many projects across a variety of scales including mixed-use residential-commercial buildings, ‘Missing Middle’ housing structures, and comprehensive master plans for entire districts. He has also worked on international planning projects in China and India. Currently, Marques practices architecture, urban design, and development through his firm Fabric[K] Design which endeavors to hold neighborhoods together with contextual, sustainable, and people-centric design. The projects are at the small to mid-size scale with a focus on housing hybrids and ‘Missing Middle’ types. In addition to private practice, Marques serves as a faculty member of the Incremental Development Alliance and is an adjunct faculty member at the University of Maryland School of Architecture, Preservation, and Planning.
Faculty Presenter Richard Price
Faculty Presenter Richard Price is an architect and planner with extensive experience in the design and development of sustainable, small-scale communities. He works with property owners, government agencies and institutions to conceptualize, evaluate and implement innovative design strategies at the building, neighborhood and regional scale. With a graduate degree in urban policy and real estate development, Mr. Price has also designed and carried out several successful development projects in the Southeastern US, focusing on innovative and cost-effective design. His development experience includes project management at all levels of the design and development process, including project conception, entitlements, finance, construction, marketing and sales. In addition to practice, Mr. Price has taught courses in planning and design in the School of Architecture at the University of Virginia. He has made presentations and lectures on sustainable planning and design at numerous conferences nationally. Prior to founding his own firm, Mr. Price was Director of Community Design for William McDonough + Partners, a Charlottesville-based design firm focused on ecologically intelligent design. Mr. Price also practiced green building for Croxton Collaborative Architects in New York, where his projects included new science building for Presbyterian College and a demonstration green office building for the US Navy. His previous experience includes work as an architect in New York, Boston and Paris, undertaking projects in historic preservation, corporate interiors and affordable housing.
