Introducing, Small Bites.
Small Bites is our newest virtual training series delivering relevant and valuable tools on the implementation of small-scale development. Sessions will range from an hour to an hour and a half in length. Led by our diverse faculty, they’ll offer expertise drawn from real-life experiences. These sessions are for people of all skill levels, from small-scale developers and local advocates, to policymakers. An opportunity to ask questions is included at the end of each session. Step beyond the Target Market Analysis (with STEP Cards ©)
Join us with Urban Strategies | LandUseUSA for a quick refresher on the Target Market Analysis (TMA) approach to housing and retail studies, plus a 2023 example from Downtown Lansing, Michigan (30 minutes). Then, learn from Shophouse Studio on how to apply STEP Cards © and translate local opportunities into attainable building formats for small scale developers. We will show you how to STEP beyond the analytics with creative strategies for building small scale projects and achieving incremental success (30 minutes). This session will include time for questions and answers (30 minutes), plus TMA takeaways for participants who complete a survey afterwards.
IDA Faculty Sharon Woods is the founding Principal and President of LandUseUSA | Urban Strategies. Her specialty is studying the lifestyle preferences of migrating households, forecasting market opportunities, and developing strategies for cities, urban planners, and developers. She focuses on target markets and their cravings for downtown shopping, urban housing formats, placemaking amenities, and social interaction.
Sharon is an active proponent and advocate for urbanism, placemaking, and aesthetics through good building form and design. She contributes to the urbanism cause by developing housing and residential market studies, retail market studies, and land use strategies. Her personal mission is to inform and encourage communities, developers, and investors on ways to create vibrant urban places that are engaging while helping them intercept target market households who are on the move across the nation.
Sharon serves as a faculty member with the Incremental Development Alliance, a non-profit and volunteer-based organization focused on teaching developers how to reinvest into their communities, and with small projects that incrementally add value. She is also serves as the Vice President for the Michigan Chapter of the Congress for the New Urbanism; and on the Resource Council for Smart Growth America's Form Based Codes Institute. Last but not least, she also serves on the Board of Directors for her local Downtown Development Authority (Laingsburg DDA).
Sharon began her career with twelve years in leadership positions at four Fortune 500 retail corporations; and developed expertise in location intelligence, site selection, revenue forecasting, and market analysis. She grew up in the Historic Seward Neighborhood of Minneapolis and has worked in four downtowns, including Minneapolis (Target), Cincinnati (Macy's), Detroit (GM), and Lansing (consulting). These urban places were inspirational, and in 2000 she decided on the career change that has enabled her to make an invaluable contribution to the urbanism cause.
Guest Presenter Gracen Johnson started Shophouse Studio after having the great joy of meeting and learning from townmakers across North America for 6 years as a co-founder of the Incremental Development Alliance. In those years of growing a non-profit that trained local people to rebuild neighborhood essentials, she became closely acquainted with the barriers to small-scale city building. She personally met hundreds of people looking to strengthen their neighborhoods one small project at a time. As a designer of curriculum and educational experiences, she has helped thousands more learn how to take the next step just by making use of what they had, where they were.
Although Gracen has moved on from IncDev to dive into Canadian housing work, she couldn't stop designing learning tools in her free time. Whether it's photo essay Instagram stories or hand-drawn diagrams, she still loves the challenge of finding approachable and engaging ways to share what she’s learning about cities, buildings, and the business of development.
