CDFI Investment as a Tool for Affordable Housing

Presented by John Zody

The affordable housing crisis affecting many areas of the United States requires the creativity and participation of a number of important partners working to solve the problem. Community Development Financial Institutions (CDFIs) can play an important role in helping complete the financing puzzle for housing projects. One problem is that many project partners may not be aware of what CDFIs are and how they can help.

In this presentation, CDFI Friendly Bloomington (CFB) Executive Director John Zody will discuss housing challenges in Southwest Central Indiana and how regional partners like local government, CDFIs and nonprofits like CFB have worked together to create unique housing projects to create and preserve affordable housing in Bloomington, Indiana.

Bloomington is home to Indiana University’s main campus and one of the most expensive places to live in Indiana. Participants will learn more about the background of Community Development Financial Institutions and the role they play in helping solve some of the greatest challenges facing communities across the United States.

Learning outcomes for participants will include:

  • Understanding, through a case study example in Indiana, how smaller-scale affordability partnerships can be realized using CDFI investment.

  • Learning about the background and role community development financial institutions (CDFIs) play in affordable housing projects.

  • Learning about project readiness and facilitating relationships with CDFIs for project financing.

  • Expanding knowledge of what the CDFI Friendly model is doing to bring more community investment to CDFI “deserts” in the United States.

CDFI Friendly Bloomington Mission Statement

The mission of CDFI Friendly Bloomington is to strengthen the communities in and around Bloomington and the Indiana Uplands, and to improve the economic conditions of lower income residents by assisting community development financial institutions (CDFIs) and other organizations in providing accessible, flexible financing for affordable housing, job growth and other community development projects.
